Working with Maryland property
owners to reduce their tax burden.

Over thirty years ago, Miller, Miller & Canby began protesting the assessment of various types of real property which were over-assessed by the Maryland State Department of Assessments and Taxation.  We had unique and profound experience in many areas of the law that helped educate us about the valuation of real estate, such as land development and regulation, zoning and land use, transactional work, litigation and eminent domain/condemnation.  This background, along with our extensive work with appraisers and IPT coursework (Institute for Professionals in Taxation), has made MM&C well-suited for property tax appeal work.

We have pursued tax assessment reductions of all types of properties including:

  • Income-producing properties, including office buildings, regional shopping centers, national department stores and major retail chains
  • Warehouse / Industrial properties
  • Raw Land
  • Property which has been rezoned or down-zoned
  • Completed residential subdivisions

We have successfully challenged tax assessments on the Air Rights Building in Bethesda, the tallest office building in Rockville, the H. E. W. Building in Rockville (the largest office building in Maryland at that time), and the Inner Harbor complex in Baltimore City, plus numerous other office and retail complexes in the major urban counties in Maryland.  We have represented several of the major department store chains in Baltimore, Charles, Howard, Montgomery and Prince George’s Counties and big-box retailers around the state.

Our property tax appeal work has also covered a variety of other uses, including:

  • Country Clubs
  • Independent Golf Courses
  • Charitable Organizations
  • Cemeteries
  • Unique Venues (for example, Sugar Loaf Mountain)
  • High-end Residential Properties where assessments above $3,000,000 are involved
